International Paper Realty Corporation has a long and storied history in the real estate business. From its initial Northeastern ski slope projects of the 1970s to its four new master planned communities in the Southeast, IP Realty has strived to create value for International Paper while planning developments of distinction based upon sound principles of sustainable growth.

During the 20th Century, International Paper accumulated forestland and facilities throughout the United States to support its manufacturing businesses. As America grew, some of this forestland found itself in the path of growth and came under development pressure. In 1976, the company formed IP Realty with a mission to manage development tracts as well as maximize this real estate potential.

As International Paper continued to grow, it merged with other forest products companies, and the real estate professionals and development businesses of Champion and Union Camp became part of IP Realty. In addition to direct land sales, IP Realty chose specific tracts of land to develop, such as Killington and Stratton Mountain in Vermont, Litchfield by the Sea, Carolina Forest in Myrtle Beach and Haig Point, on Daufauski Island, South Carolina, Champion Hills in North Carolina, Eagle Harbor in Florida and Godley Station and Berwick in Savannah, Georgia.

The IP Realty experience has culminated with its newest master planned community developments; New Hampstead of Savannah and our first step into the growing Mobile, AL market - The Highlands of Spanish Fort. Other planned projects include Carolina Station in Myrtle Beach, River Trail in Camden County, Georgia and Roans Creek in Baldwin County, Alabama.
